This Client visited some friends of theirs who had their back extension designed by us and approached me as they wanted to create a more open plan feel to the front of the house as well as to the back. The home was split in two with a dividing wall between the front lobby and the back kitchen and dining room. Was quite dark in places and the rooms were difficult to define. The existing conservatory was demolished and a single storey was created behind the kitchen with a two storey to the back of the then dining room to create an open plan sitting room, dining room and kitchen. Great garden has been brought in with the use of bifold doors and fixed pane windows to accentuate the site lines from the kitchen and dining rooms. A freestanding fire incorporated / hide steel structure whilst creating a soft divide between the kitchen and sitting room. 

We completed the planning process, technical drawings, structural calculations, Building control Approval, SAP assessments through to a complete drawing pack ready for construction.
