Project Overview
A family in Holyport, Berkshire, purchased a dated property with an unusual layout, drawn in by the charm of the plot itself. Their goal was to demolish the existing house and replace it with a thoughtfully designed home which aligned with their lifestyle. As an interior designer, the client brought a strong creative vision to the table, which shaped every stage of the process.
Our Role
Maidenhead Planning was initially appointed to conduct the technical phase only. However, it was clear that there were opportunities to develop the design so through careful consultation with the client we returned to planning with a new lay out and design.
Planning Challenges
The site was located in both a conservation area and on green belt land, which introduced significant planning constraints. What’s more, the soil substrate made the plot vulnerable to flooding. Those factors combined, the project required careful planning, thorough documentation, and a design that aligned with both local character and environmental concerns. Drawing on our local knowledge and experience, we guided the application through to approval.

Sustainable Design
The build embraced a forward-thinking, sustainable approach; one which integrated several energy-efficient systems, including an air source heat pump, solar panels, rainwater harvesting, and high-performance insulation. The features were designed to reduce the home’s environmental impact and offer long-term savings without compromising on style or comfort.
Delivery
The project took 12 months from design to completion. With consistent communication and a strong working relationship, the build progressed smoothly. Each stage – from initial sketches to technical drawings to on-site decisions – reflected the client’s vision and our shared commitment to quality.

Outcome
The finished home delivered exactly what the client had hoped for. Designed with care and built to last, the new property sits comfortably within its surroundings while offering a light, modern and functional living space. Planning requirements were met in full, and the project was completed on time and on budget.
