Here’s what you can expect – and how to make the most of the meeting.

We’ll ask about your home and your goals

Every project begins with understanding what’s not working and what you want to change. We’ll ask what your current frustrations are – whether that’s a lack of light, poor layout, or not enough space – and what kind of improvements you’re hoping to achieve.

We’ll also explore the bigger picture:

•  What’s your budget?

•  What’s your timeline?

•  Have you thought about extending, reconfiguring, or converting?

You don’t need to have all the answers, but coming prepared with your thoughts and ideas will give the consultation a great base to build on.

We’ll explain your planning route

Once we understand your goals, we’ll talk through your planning options. Not every project needs planning permission. Some fall under permitted development rules. If that’s the case, we’ll let you know upfront.

If a full planning application is needed, we’ll explain the process clearly. We’ve submitted hundreds of successful applications and understand the nuances of local policy. Our advice will be honest, practical, and specific to your property and needs.

We’ll outline the next steps and costs

At the end of your consultation, you’ll receive a fee proposal. This is broken down into clear stages – so you can see exactly what’s included and what each step will cost.

For most clients, this includes:

•  A measured survey

•  Concept design and planning drawings

•  Planning application management

•  Technical drawings for building regulations

The proposal is bespoke to your project. You can take your time to review it, ask questions, and decide how you’d like to move forward.

Remember – you’re under no obligation to proceed

This consultation is free and completely no-pressure. Our aim is to help you make informed decisions – whether you go ahead now, later, or not at all.

If you do choose to work with us, you’ll have the same contact throughout. The person who does the design will stay involved until the build is complete.
