A lot of people have been thinking about developing their homes for a long time. This may be to solve a problem, maximise value in their home or simply to change the look of the home. But they just don’t know where to start.

Some launch into an expensive design service without establishing a relationship or worse still, not carefully establishing the groundwork for the project.

You wouldn’t buy a plot of land without checking whether you can build on it. A feasibility review works in the same way. It will allow you to start an exploration designed to precisely understand your requirements and potential roadblocks. Then gives:

  • A plan to move forward with, tailored to your unique building project
  • A timeline and rough costs

A need for a feasibility review became apparent when clients were delving straight into the design process BEFORE they completed their research. Not overcoming any potential roadblocks until considerable time and money has been spent.

The consequence of inadequate upfront research can be a costly mistake. The pre design research forms the basis (foundations) that your design (Home) will sit on. (Pun intended, sorry..)

Poor foundations would always result in a poorly constructed building. It’s very easy to change foundations early on, but very difficult once the building is built on top.

So we spend more time on this initial research than other firms do, as we believe this ultimately results in a better product time after time. It limits surprises later on and saves time and money.

FEASIBILITY REVIEW: WHAT'S INCLUDED

When you are at the start of your development journey, the first step to take in the feasibility review. Why?

  • Obtain an unbiased, honest opinion of the feasibility of the project by an experienced design professional.
  • A designer that doesn’t feel that unless they impress you, or tell you what you want to hear, they won’t win the commission. All that in a 30min meeting
  • An outline brief that includes the fundamentals of your requirement to ensure everything stays on track
  • Discuss and critique high level solutions early on.
  • Discuss the functional viability of the project and your ideas
  • Sketches can be done to show solutions depending on the package chosen (Fees applicable)
  • Provide preliminary rough costs in order to get a initial budget in place through BCIS
  • Provide preliminary action plan and timeline
  • Provide full design fees that you may encounter during the process, tailored to your project.

A surgeon wouldn’t operate without a proper diagnosis; this feasibility review works in the same way

To start the process we need to precisely understand your requirements, and then give findings or solutions. Followed by a thorough plan on how to move forward with expected costs and durations (timeline)

For an additional £200 ex VAT, there is the option of adding on the following:

1. Sketches of possible layouts (floorplans to be supplied by client)
2. Provide program of works detailing the five phases. Feasibility, design, technical design, build and contract management, build completion

We have found that the best way to find out if we are the right fit is to conduct the feasibility review. This forces us to spell out EXACTLY what you require early on and again forces us to re look at this brief throughout the design to ensure we keep meeting that brief. If it comes to pass that we are not the right fit, you have the valuable information contained in the report to take to another designer to continue your journey.
